Three New Bailey is a 157,000ft2, seven-storey new build office development, featuring a distinctive red brick weave façade. Located on the banks of the River Irwell, the development forms part of the English Cities Fund’s Salford Central regeneration masterplan. It is now home to HM Revenue & Customs (HMRC’s) regional hub.

Having worked on the adjacent developments, our engineering team were appointed to deliver a flexible, modern working environment that can be adapted to future ways of working. The adoption of a long-span composite steel framed structure along with allowances for future service and circulation adaptation mean that building is future proofed. The precast brick façade recognised the heritage of the setting.

Neal Wilson, Security Associate, commented, "By working closely with the developer and proposed tenant we were able to deliver a fully coordinated physical and electronic security strategy for the project, meeting all stakeholders’ detailed requirements."
