Subi East encompasses the redevelopment of over 350,000m2 of land including Subiaco Oval, Kitchener Park, Mueller Park, and the former Princess Margaret Hospital site. The project will create 2,700 new homes, public spaces and amenities including playgrounds, training and physical activity areas. Recording a total of 33 category achievements, the project achieved 6 Star Green Star - Communities Rating: the highest accreditation achievable through the Green Building Council of Australia (GBCA). As well as being one of Australia’s most sustainable communities, it’s one of the most significant urban redevelopment projects undertaken in Western Australia creating a new, vibrant north-eastern gateway to Subiaco.

We acted as the Green Star consultant on the project. Workshops with the client team allowed us to assess the proposed masterplan in relation to the Green Star credits and create a strategy to realise these ambitions. Attaining the certification – whilst maintaining the developments overarching objectives – was a non-negotiable for our client. The objectives included building a sense of place, promoting economic wellbeing, urban efficiency, social inclusion, enhancing connectivity and environmental integrity.

Oliver Grimaldi, Associate Director commented "This project provides a compelling new benchmark for the Western Australia property industry to follow. Despite already achieving certification, continued collaboration with the wider team continues to take place. It’s important that all aspects of the certification are implemented in line with Green Star requirements including Green Star building ratings throughout construction."

Key fact

The masterplan is pulled together by the Bidi - a trail that celebrates the Noongar six seasons and their relationship with all natural and cultural heritage on site.
