Fashion and homeware retailer, Joules, created a new head office to accommodate their hybrid workforce in Market Harborough. The new building enabled the head office teams to move from five separate buildings into a single facility, and the repurposing of an existing structure within the completed development exemplified the client’s sustainability approach.

Cundall provided civil and structural engineering services from inception to completion of the project. Our design approach enabled the existing 1980s office building to be remodelled and repurposed such that the original building is seamlessly integrated within the completed development.

Due to the poor existing ground conditions, piled foundations were recommended in the ground investigation report. Cundall proposed the innovative use of cement and lime soil stabilisation to increase the bearing capacity of the ground. This allowed pad foundations to be used instead, resulting in significant savings in cost, time and embodied carbon.

Key fact

The Joules Barn provides 6,000 m2 of net internal area and includes a café and two ‘mock shops’ for creative development and marketing purposes.

The south wing of the existing Compass House building was demolished and extended, with the new building forming an L-shape around the new double height atrium space linking the new and existing buildings. The new structure comprises a steel frame and provides two levels of office space.

The new building is situated on a flood plain with poor existing ground conditions – the innovative use of cement and lime soil stabilisation allowed the use of a shallow foundation solution, resulting in significant cost, time and embodied carbon savings.

Key fact

The excellent collaborative working relationship and open dialogue between Cundall, and the steelwork fabricator allowed Cundall to request that certain steelwork elements such as the roof trusses were welded off-site rather than bolted together on-site. This allowed the rapid erection of these elements once delivered to site, as well as the health and safety benefit of minimising time working at height by construction operatives.

Key fact

On-site throughout global pandemic, the project was delayed slightly due to social distancing rules for workers on-site. However, delays were minimised by well thought out sequencing and packaging of the works.
