Cundall’s building services team was appointed for this major transformation project as part of a £25m leisure redevelopment programme by Aviva Investors and Queensberry Real Estate. The redevelopment of the listed building was undertaken in two phases, over a three-year period, with phase one developing the lower floors into 18 restaurants and phase two creating a 114 key boutique aparthotel on the upper floors. The development has created one of Manchester's most sought-after dining and city break destinations.
Phase one works comprised the installation of landlord services to each food, beverage and retail unit for future connection and extension by the incoming tenants. To ensure the project was economically viable, existing plant and services were retained and re-used where possible. It was also necessary during the first phase to ‘future proof’ to ensure the aparthotel works could be undertaken without disruption to the food and beverage units occupying lower floor levels.
