140 William Street
This landmark refurbishment project transformed a Heritage building at 140 William Street into high-performing office space for its government agency tenant. The base building achieved a 5 Star Green Star Office Rating and the fit-out of the open-plan commercial space achieved a 5 Star Green Star Interiors rating and delivered a diversity of activity-based working spaces.
Through a combination of detailed understanding of local climate conditions, analysis of base building performance and sophisticated digital modelling, we ensured design decisions would deliver performance well above minimum building code compliance for energy efficiency. Innovations included specialist Computational Fluid Dynamics (CFD) comfort modelling for the public plaza and retail precinct upgrades and energy modelling.
"Achieving a high-performance outcome started with being sensitive to the site. Before detail design and modelling, our team spent considerable time on location experiencing the local light, wind and temperature conditions so we could translate those base conditions into the digital realm. This helped deliver outcomes including optimum comfort and minimal energy use for mechanical systems." Oliver Grimaldi, Sustainability Associate.
By integrating first-hand knowledge of local conditions, and state-of-the-art digital modelling, this heritage building has a new, sustainable life.
