10 Brindleyplace
A single mixed-use building providing 22,000m2 of office accommodation across eight floors.
Combining two addresses into one, this project saw the creation of almost 20,000 m² ft of high-quality grade A office space, with one of Birmingham’s largest available office floorplates, at over 2,500m². The building’s façade was completely replaced, resulting in a unified aesthetic across the two buildings and enhanced thermal performance. A new double height reception was designed to create a welcoming environment and the eight new floors provide additional office accommodation.
The remodelling of the buildings also included enlarged ground level entrance areas including new double height spaces, new roof level terraces including green roofs and green walls and extensive facilities for cyclists in the basement, all while maintaining net zero carbon. Our structural engineering team completed rigorous analyses and structural assessments of the existing structure to limit the extent of strengthening works to a small number of locations, saving cost and space.
Project manager Yasir Rabbani, Associate, said ‘A key client brief was the requirement to meet CBRE Global Investors’ stringent ‘Green Leader’ standard for the sustainability of the building. Therefore, we ensured the provision of rainwater harvesting in the basement, enhanced thermal performance of the envelope and on-site power generation.’
The remodelling of two early 21st Century pre-existing buildings allowed our team to design a building that’s net zero carbon in operation, at the heart of Birmingham’s Brindleyplace.
