Understanding the complexities of lift maintenance can seem daunting. Yet, it remains an incredibly crucial step to ensure safety of users and building occupants. For buildings where staff use lifts, maintenance becomes a legal requirement under the Health and Safety at Work Act. Our maintenance management service involves the strategic planning and coordination of activities for your lift portfolio, ensuring the efficient operation and upkeep of all assets.

The Vertical Transportation team at Cundall have tried to break down the key principles of lift maintenance that all property owners need to know:

Preventive maintenance: As the name suggests, this step is key in preventing any potential damages to lifts which effectively saves costs in the long run. It involves monitoring the quality and frequency of regular scheduled inspections and contractor maintenance and taking measures to prevent breakdowns. Additionally, this involves advising owners on how to prolong the life of equipment.

Predictive maintenance: This involves analysing records and existing data to predict when additional maintenance is needed and minimising potential downtimes.

Reliability centred maintenance: Essentially this refers to identifying critical assets within a continuous improvement process, analysing potential sources of failure, and developing maintenance, refurbishment, and repair strategies. This is to ensure optimal reliability and safety. This includes monitoring of Lift Operations and Lifting Equipment Regulations (LOLER) inspections and policing the accuracy.

Asset life cycle management: This involves fully managing vertical transportation activities. The tasks range from acquisition to disposal and includes capital expenditure forecasting, design planning, cost analysis, replacement strategies, tender, procurement, CDM duties and project management to completion.

Risk assessment and management: Identifying risks and developing mitigation strategies, ensuring full compliance, and minimising disruption.

Standardisation and documentation: Includes establishing standard procedures, documenting maintenance activities, and sharing best practices to ensure consistency and compliance.

Contract adherence: This involves reviewing contractor performance in accordance with the agreed key performance indicators, the contracted service levels, and the agreed contract rates.

Technical support and advice: We also provide ad-hoc advice for any issues, changes in regulations and alterations to equipment or building use.

Lift communication and remote monitoring advice
: This includes assisting with the assessment of solutions relating to the planned switch off of the analogue phone network in 2025, and the potential benefits of remote monitoring to improve the service and communication of lift availability.

Lift fire features assessments: Finally, we assess lifts in relation to the Fire Safety (England) Regulations and BS8899 to determine which lifts fall under the regulations, what features they have, and which regular checks need to be undertaken.
