Gateway 4 is the development of a 13-hectare site which will include a new 408,961 ft² speculative industrial unit located in Armthorpe, Doncaster. This brand new facility includes an internal three storey office in addition to an external two storey hub office. The warehouse and distribution areas are a shell fit-out with provision to allow service installations to be undertaken by the tenant, and office areas are fitted out to CAT A. The building is primarily intended for logistical use with 38 loading bays, up to 55m yard depth space, and extensive lorry parking facilities for up to 83 HGVs.
Cundall provided multi-disciplinary engineering services, including building services engineering, sustainability and acoustic consultancy. Strict planning conditions meant carbon emissions had to be minimised by reducing energy consumption by 10%, hence our engineering teams undertook a fabric first approach from the design and development process which enhanced the building envelope. The use of a heat pump system to provide heat to the office area, circumvented the need for more costly technologies and played a key role in improving energy performance.
