This new development within an existing retirement village provides 41 new luxury independent living apartments and a new social hub including an indoor swimming pool. Cundall provided building services with a focus on sustainable high end living. We analysed operational expenditure (Opex) and capital expenditure (Capex) for various systems including advanced LED lighting, sustainable water heating, specialist intercom & security and overall electrical services.

The social hub has been designed with a ‘night purge’ system which allows for overnight cooling of the thermal mass of the building, reducing the use of air conditioning during the cooling season.

Apartment layout design maximises benefits and control of passive solar gain, with double glazing throughout. Public core spaces benefit from natural ventilation with louvred roof hoods to encourage ‘stack’ effect air circulation. Use of solar collection panels at roof level to supplement water heating have been integrated into the roof hood design.

In recognition of the on-going and long term benefits the development was designed and documented under a full BIM environment.  In response to Cundall prepared building services engineering design Revit documentation for construction tendering.
