The Snowhill development is a mixed-use development by Ballymore and Hines between Snowhill Queensway and Birmingham Snowhill station. The £500m phased scheme has been partly completed on the site of a former surface car park. This second phase consists of the construction of a 15-storey, 75m high office and retail building, providing over 30,000m² of net lettable office floor area with basement levels providing 146 car parking spaces and 100 cycle spaces. There is a main core, which contains six passenger lifts, and a second core with four lifts rising to level six.

Cundall provided added value throughout the detailed design process of this project, this includes assisting Balfour Beatty Construction securing the project at bid stage by highlighting a route to BREEAM “Excellent” that was affordable and viable within the constraints of the original site infrastructure.

At RIBA design stages E and F, Cundall were appointed by building services subcontractor Rotary, where we utilised our in-house 3D Revit BIM Modelling for the coordination of plant rooms, risers, and office floor plates, and the production of 1:50 fully coordinated M&E working drawings. The use of BIM modeling enabled detailed co-ordination of services with structure and architecture. By visualising the model in three-dimensions and through using flexible viewpoints, it was possible to improve the design to optimise use of the space. This resulted in improved access and maintenance and an increased tenant plant space. Further problems were highlighted and mitigated at design stages through clash detection, avoiding abortive site works and thus, increased cost.

Despite the very heavily serviced nature of this landmark Birmingham office building, the design solutions resulted in a very energy efficient scheme, with a B-rating EPC score of 32 achieved. This was achieved by selection and integration of efficient technologies and controls such as variable speed pumping, integral air source heat pumps, energy efficient lighting with daylight linking and absence detection controls, and a small CHP plant to meet the building electrical and domestic hot water baseload. The atrium rises the full height of the building and is topped with a glass roof increasing natural daylight. We also provided acoustic support to BREEAM credits.
