Makeen Tower is a newly completed four storey office complex very close to Dubai Airport. The complex offers a combination of basement, ground floor showrooms and office from first to fourth floors. Market research company TNS were looking for new accommodation to accommodate their regional expansion.
Cundall was initially appointed to undertake due diligence on Makeen Tower to establish its suitability to meet TNS’s requirements, this included making specific recommendations in securing additional power, cooling and plant space at roof level.
Cundall was then appointed to the fit-out for new office space, which was situated on the top floor of Makeen Tower. The office layouts were set out into 2,400ft² office blocks, of which TNS took 9 of 10 units on the fourth floor, providing 21,500ft² of densely occupied office space.
The high occupancy density required liaison with Dubai Civil Defence; provision of supplementary fire systems; and enhancement of the cooling from the base build system to support the fan coil solution to create a comfortable environment.
The density of occupancy also required creative solutions to desk power to comply with Local Authority restrictions. The entire low voltage distribution on the fourth floor was adapted to meet these restrictions.
Due to the strict regulations laid down by Dubai Airport Authorities on the building, Cundall was instrumental in assisting the landlord in his negotiations with the authority, in the provision of detailed layout drawings of TNS’s two satellite arrays on the roof to meet the restrictions imposed by the Airport.
