Riverside Park is the redevelopment of a 37-hectare brownfield site on the south bank of the River Wear. The scheme is set to provide 1,200 residential units, a 10,000m² retail centre, a hospice and a junior school, with associated infrastructure including a riverside walk and extensive parkland.
Cundall was appointed to perform civil, planning, transportation, environmental and geotechnical engineering services on this project, to provide sufficient information to support planning applications and to ensure that a robust cost plan could be produced, clearly identifying development requirements and phasing of infrastructure works.
The positioning of roads and development areas to be sympathetic with the site topography and underlying geological features was key to the production of a cost-effective and space-efficient infrastructure layout.
A full service assessment also ensured that the site could be successfully served with the required level of supply without the need for costly offsite reinforcement works. Consideration of the phased disposal of both foul and surface water discharges from the site, with a vertical level change of more than 20m over 250m, also formed part of the initial site assessment works.
The scheme is likely to be phased over a 15-year period at an overall projected cost of between £150 million and £200 million.
The early engineering input allowed for the development of the architectural masterplan with a complete knowledge of the site restrictions and constraints that would add cost to both the phased infrastructure and development construction.
Cobalt Park is the largest office park in the UK. When completed it will have more than 2.4 million ft² (223,000m²) of commercial space. The park has attracted big names in the business world, so far over 12,000 people are employed on site.
This significant urban development on a 265-hectare site is to include 10,000 residential units, plus industrial, healthcare and education, retail and office buildings.
The £60 million investment into one of the UK’s largest post-war social housing schemes will allow the regeneration of the Pennywell estate in Sunderland. The development is to be completed in a number of phases to provide more than 600 new homes of more than 20 different property sizes and types.
