A city centre island block, Monument Mall occupies a significant location in the commercial heart of Newcastle Upon Tyne and its Central Conservation Area.

The building incorporates three Grade II listed facades from the 1890s/early 1900s and retained facades from various twentieth century building elements, but the centre dates largely from 1992. Its civic identity and architectural sense of place is primarily created by its setting opposite the Grade I listed Earl Grey Monument at the top of Grey Street. 

The development objective at Monument Mall was to re-establish a prime retail scheme capable of attracting new brands to the city. The existing centre was failing commercially due to poor layouts and conflicting relationships with the street and internal mall. It was 35% unlet and only 65% of the GIA was lettable space. To meet Hammerson’s goal, the removal of the existing internal mall and atria was proposed, and by making much more efficient use of the floorplates, created a number of better proportioned, independently trading units, with customer access for each directly from the street. As well as the gutting and total replanning of the building internally, refurbishment proposals included a number of significant façade interventions and upgrading of the external fabric, to give tenants a much improved relationship with the street.
