This project involved the fit-out of two floors, each consisting of circa 50,000ft2 and delivered in 3 phases. Each phase was completed within 12-13 weeks including snagging completion to allow seamless relocation of staff between. This expedited programme, coupled with client in occupation throughout, was a key challenge that was overcome through a combination of logistic orientated design, and robust sequence management of the works.
The project comprised exposure of existing services, and close co-ordination of service elements with architecture and “front of house” high end finishes and meeting rooms. Acoustics were critical for confidentiality with Cundall Acoustics providing design guidance, pre and post-construction acoustic testing and benchmarking.
Due to the client’s occupation of the space throughout the project, A full programme of validations were undertaken up front to inform the design, and to ensure all dilapidations and defects inherited from the original installation were rectified as part of the fit-out to enable full working occupation of the space.
The client’s UPS room and supporting communications rooms was relocated and remained live throughout, with temporary cooling and power systems provided to enable the construction and commissioning of the new systems prior to a seamless switchover and decommissioning of the existing systems.
The project was completed on-time and within budget, and the clients feedback from staff, adopting agile working for the first time has been wholly positive.
