Situated at Port Rashid, a vibrant mixed-use urban waterfront area of Dubai, this phased mixed-use development will provide a four-star hotel, serviced apartments and a residential complex.

The first phase will see the hotel and serviced apartments constructed which includes a conference hall, roof pool, gym, retail and restaurants. This phase had originally commenced in 2009, however was put on hold due to market conditions. This project is now continuing with Cundall delivering a modified design taking into account the two basement levels and ground floor which had already been constructed. The updated design brief posed a few challenges for the design team particularly the structural and building services (MEP) disciplines.

As there were existing foundations with the original structural column grids, the structural team had to coordinate the superstructure geometry and loading without the need to strengthen the foundations, as part of client request. Furthermore, the seismic design requirements by the local municipality had also been upgraded. The design team had adopted an efficient structural floor system which was relatively light weight and limited the reaction forces to within allowable limits and without the need to strengthen existing foundation system.

In terms of MEP design, the equipment sizing and space allocation had also been increased and relocated based on the new design brief. Close collaboration with the architect allowed the MEP team to successfully re-route the services along the height minimising the impact on the existing structure while maintaining the architectural concept.

The design team has satisfied the new architectural concept, delivering a concept and scheme design package which is within the client budget while minimising the impact on the existing construction.
