This £100m office and retail development in London incorporates Land Securities’ existing properties 4 Wood Street and 120 Cheapside.
The 17,193m² mixed use scheme, designed by Fletcher Priest Architects, includes ground floor retail with offices above and incorporates a new public space, providing a more efficient use of this prime location. The mixed-use building, located at the junction of Wood Street and Cheapside, forms part of the exciting regeneration of the whole Cheapside area.
The building achieved BREEAM 'Excellent', and was designed to provide the tenants with a high degree of flexibility. On-floor heat exchanges provide flexability to provide chilled water at different temperatures on different floors, in order that the tenant can choose the type of air-conditioning system to suit their occupation; chilled beams / chilled ceilings / fans. The tenant (a large international firm) chose a combination of chilled beams on the lower, open plan spaces, and fan coil units.
The building sits over a deep (pre-existing) basement, and the ground floor is taken over by retails units.
