One New Bailey is part of £650m regeneration of the Salford Central area and covers the equivalent of twenty-one football pitches, including a 125,000 sq ft, eight storey new build office located on the banks of the River Irwell.

Planning consent for the development, funded by Legal & General, marks a key milestone in the New Bailey development, where a 143-bed Premier Inn and a 615-space multi-storey car park are already progressing on site.

The ground floor area included reception and two shell and core spaces for retail, restaurant/café or office use (each capable of sub-division into three units), together with plant areas for incoming utility services of gas, water and data, and also a new electrical sub-station and switch room, which will be used to provide electrical power for the entire building.

Seven upper floor levels are arranged for speculative office use. A typical floor plate capable of being arranged to suit a number of different leasing split arrangements (up to four separate tenancies per floor). A full Category-A fit out is proposed for each floor.

The roofs have an enclosed plant room for boilers and distribution boards, and screened enclosures for generators, VRF external condenser units and Air Handling Units.

Our specialist IT team developed a site wide strategy for the distribution of future proof and resilient IT services.

Cundall developed the Fire strategy up to RIBA Stage-E design stage with the objective of demonstrating compliance with the relevant requirements of the Building Regulations. The fire strategy adopted BS 9999 as the basis of the design as this standard is based largely on fire engineering principles and allows a greater degree of flexibility in the design, when compared to other standards. Using this approach Cundall was able to provide a more efficient and cost-effective design, without compromising on fire safety.

The project has achieved BREEAM Excellent rating.
