The extensive refurbishment of One Hundred New Oxford Street to create a high quality air conditioned office, suitable for single or multi-let.
The scope comprised all main plant replacement, and the strip out of each floor to a shell, and then constructing a new Category A fit-out to floors 3 to 6. The risers and toilet cores were rationalised to provide single landlords area in the central core, and additional net lettable area at either end of the building.
The project was not a simple refurbishment, as the works were carried out with existing tenants remaining in situ on the ground, first and second floors. The first floor being a datacentre, along with Generator/UPS and additional heat rejection whilst all this was carried out. The sequencing and logistics to ensure that floors could be refurbished without disrupting existing tenants, provided challenging, but works were carried out without any outages occurring to the remaining tenants.
The scheme included new EC/DC powered fan coil units, ‘Turbocor’ chillers and variable volume pumping systems to meet the client Hermes’ sustainability aspirations.
The project met the clients programme and budgets aspirations. The project was on time and on budget, despite the challenges with sitting tenants and the site location, in one of the most congested areas of London, during major crossrail works.
