New Street Square consists of four new office buildings of different heights and sizes and a separate facilities management suite, along with a new public square surrounded by restaurants and cafes. The 100,000m2 iconic development is located on New Fetter Lane between Fleet Street and High Holborn in central London, and ranges up to 19-storeys in height.
Cundall was appointed to undertake the building services engineering for the scheme, and to adopt a truly sustainable approach. This approach incorporated a range of sustainable features, which helped each building to achieve its BREEAM 'Excellent' rating, and the development as a whole to meet its aim. Cundall and the team provided 3D modelling of the development and building services, so that different options could be explored and reworks avoided.
The buildings are highly flexible to accommodate tenants' differing requirements. With on-floor heat exchangers, a variety of air-conditioning options can be employed, from chilled beams and ceilings to fan coil units.
New Street Square is noteworthy not only for its green credentials, but also for being one of the first of a new breed of Land Securities developments in the capital. The project is innovative in that it was designed as a new destination site, intending to attract the public to the newly created square. The ground floor is occupied by shops, cafes and restaurants, spilling out into a public space, which is now an iconic development.
Cundall's fantastic team ethic meant that the project was completed on time and to budget, as part of an extremely challenging 100-week fast track programme.
