The first phase of the development comprises the provision of a new nine screen multiplex cinema together with six restaurant outlets. The project included significant ground works to deal with mine workings for which Cundall provided geotechnical advice.
The site was affected by previous coal mining activity at shallow depth. Cundall scoped and managed a site specific investigation to determine the nature, extent and condition of the mineworkings and identified areas where grouting would and would not be required. In addition Cundall also undertook a geoenvironmental risk assessment and produced a remediation strategy and supervised/validated the remediation works.
One of the structural design challenges in the cinema was to create a 20m clear span foyer area at ground floor level with cinema projection facilities above meeting strict dynamic deflection criteria.
All new buildings were constructed in steel frame and composite metal deck flooring, which enabled maximum use of off-site fabrication, rapid construction programmes and the flexibility to accommodate tenant modifications relatively easily.
Minimising disturbance to the occupied shopping centre and the public were of paramount importance. This was achieved by the segregation of construction activities from public areas and the establishment of regular coordination and communication with centre management and tenants. Footfall to the centre was maintained throughout and has increased since completion.
