Mann Island comprises two apartment blocks, providing 376 residences, a 13-storey BREEAM ‘Excellent’ Grade A offices, a new primary sub-station building and a 2-storey basement car park.

The two residential blocks sit above retail outlets that are fully glazed to all elevations. Each block has a tiered roof to create apartment terraces, and each block is formed around a central glass-covered atrium. Both apartment blocks were linked by a covered winter garden to create a public realm and exhibition space.

A private high-voltage and low-voltage electrical network was provided from the primary sub-station. This led to sub-stations being reduced in size and located at basement level, thus creating 300m² of extra retail space. Furthermore, the use of the private electrical network meant that bus-bars could be installed in place of multiple cables and also that meter rooms could be omitted from the design. Cundall’s vertical transportation team designed the state-of-the art technology employed on the 12 lifts spread throughout the three buildings. Variable frequency closed-loop drive technology will be used for both the main drive and door operators.

The development is located within a UNESCO World Heritage site, and unsightly extract grilles were designed out of the apartment blocks by introducing a plenum chamber onto the back of the granite façade panel joints to achieve an invisible extract terminal from each apartment. The office building, which is designed in accordance with British Council for Offices (BCO) standards, has been provided with a flexible, energy-efficient variable refrigerant volume (VRV) cooling system, and lighting is controlled by movement detection and daylight dimming.

The scheme includes a 10-storey 150-bed Etap 1* hotel and 20,000 ft² of speculative 7-storey office block with A2 and A3 retail facilities, to be constructed as part of the first phase of the Pollard Street development on the Manchester central inner ring road.
