Lower Steenbergs Yard, Ouseburn, is the second phase of Carillion-Igloo’s development of the Lower Ouseburn Valley. This is part of a development agreement with Newcastle City Council and the Homes and Communities Agency.

It is located adjacent to the Award Winning “Toffee Factory” managed workspace that Cundall was involved with and represents the continuation of a long history of working on complex riverside regeneration schemes in this area.  

The scheme will comprise 34 dwellings, ranging from one bedroom apartments to four/five bedroom homes, which are being designed to meet Code for Sustainable Homes Level 4. The development will also provide approximately 800m² office space, associated car parking and improved highways access along the riverside.

  • Creating a high quality scheme within tight costs constraints on a complex site.
  • Accommodating residential development within an existing commercial area.
  • Ensuring that noise concerns could be overcome.
  • Accommodating development on a site with significant engineering constraints including existing retaining walls.
