Located between Perth Arena and the main train station in the heart of Perth, this prestigious mixed-use development is set to transform Perth’s skyline.  Cundall was appointed by the contractor to provide ESD consultancy and is providing Independent Commissioning Agent (ICA) role direct for the developer.

The current construction phase of the development includes the first four main buildings, generally comprising commercial office space accommodation, with associated ground floor retail spaces and below round car parking facilities. The project aspiration is to achieve 5 Star Green Star design rating and a 5 Star NABERS Energy rating with the KS2 building is also seeking to obtain a LEED Silver rating

The buildings are typically serviced by means of low temperature VAV installations providing the space conditioning and fresh air for the occupants. Water cooled chillers provide primary cooling to the air handling systems, and the cooling towers also provide the tenant auxiliary condenser water. Centralised heating systems are provided from gas fired heating boilers. Domestic services are supplied to toilet core areas, with boosted potable cold water, domestic hot water from direct gas fired water calorifiers, and reclaimed, treated rainwater water used as a primary source for the toilet and urinal flushing. The buildings are generally provided with full sprinkler coverage, with the exception of the retail areas which have a fire engineered solution. Lighting, fire alarm and detection are included to all areas. The main electrical power and distribution is terminated at the various floor level distribution boards for extension by incoming tenants. All the buildings incorporate a full Building Energy Management System (BEMS) as part of the building services controls installation.
