ISG Regions is a leading fit-out contractor, and its new Manchester northern headquarters within Building 1 at Exchange Quay had to be completed to the highest standard to act as a showpiece installation.
Integrated collaborative working from the outset enabled the hand picked professional team to deliver an exemplar working environment.
Our challenge was to provide a 'wow' factor to achieve the client’s desire for a showcase fit-out, all whilst working within a tight budget.
The existing high level mechanical services were retained as much as possible to keep costs to a minimum, and little or no modifications were made to the open plan office areas. The centralised hub of reception, meeting rooms, tea point, breakout and ancillary support areas were totally re-worked, re-using the existing high level mechanical services and incorporating specialist lighting and uplifted finishes quality to provide distinction from the general office areas.
Extensive use of cold cathode allowed the architect to retain a slim lighting solution and retained the flexibility of control with a dimmable solution to achieve varying lighting effects from a centralised control. The fit-out involved an increased population over and above the buildings base consideration. An elevated fresh air supply to the ISG space was successfully negotiated with the landlord for the nominal cost of a belt and pulley change and re-commission of the main ventilation risers.
The project was also unusual in that ISG was also operating as the main contractor for the fit-out works.
