Goldbeck Construction was appointed to design and build two large industrial developments: one in Milton Keynes and one in Thatcham. These developments included a number of industrial warehouses with offices of varying size.

Goldbeck Construction’s aspiration for the project was to deliver modern industrial units combining architectural requirements with energy-efficient, flexible and economic design solutions. Focusing on these design principles, Cundall provided the full building services and sustainable design for the office elements and provided internal and emergency lighting for the industrial units and external lighting for the site.

In order to minimise operational costs for future tenants and thus enhance the lettability of the properties, the design included a number of water and energy efficiency measures. A rainwater harvesting system for toilet flushing, and renewable energy measures, such as the solar hot water panels and biomass boilers, were incorporated within some of the units.

Cundall’s specialist sustainability team provided TAS modelling to demonstrate that the natural ventilation designs would be comfortable in summer, and that the renewable energy systems contributed to saving 8,000kg of CO2 per annum.
