Located on Great Ancoats Street, adjacent to the Islington Wharf, New Islington and Albion Works masterplan areas, the site at Pollard Street engages with these developments and draws together what was a fragmented edge of the city fringe.

Fabrica includes a new build 8-storey, 150 bed Etap 1* hotel, alongside a 20,000ft² speculative 5-storey office block and retail space.

Planning approval has been granted for a second phase of the development that includes a further 60,000ft² of speculative offices. Designed by 5Plus Architects, the office building makes a bold statement in this up and coming area of Manchester. Its perforated veiled façade provides a strong visual impact, as well as the beneficial solar shading effect. The hotel has a BREEAM ‘Very Good’ rating, and the office has an 'Excellent' rating. Cundall produced the performance specifications for the building services installations for the hotel and office, whilst also continuing our involvement with the retained client team to monitor the installation and sign off for practical completion.

The hotel followed Etap standard design principles for the ventilation systems, and also incorporated VRF heat pump technology to provide a better energy consumption profile. This presented the team with some specific design challenges to meet the requirements of EN378 to ensure refrigerant leakages to bedroom areas would not result in toxic concentrations.

The office building was also served by a VRF system with supplementary solar thermal generation of domestic hot water to achieve the required BREEAM threshold. Variable speed drives on the fresh air system, to allow for part occupancy or different operating regimes, together with energy reclaim via thermal wheel for maximum efficiency are incorporated to meet the energy usage targets.

Both buildings have two lift installations of the machine-room-less type MRL with energy efficient drives. Vertical transportation duties involve traffic analysis and technical advice to the architect for the hotel and office block. The specification required that the lift specification include for compliance to BREEAM requirements in order to claim the maximum available credit points.
