The Cleadon Park development consists of a new building to house a combined doctor’s surgery with minor operations facilities, as well as a library and a community facility. The building was designed to be predominantly naturally ventilated and achieved a NEAT ‘Excellent’ rating.

A number of structural solutions were considered, including load-bearing pre-cast concrete wall panels. The solution chosen to achieve the best future flexibility for the development is a composite frame with in-situ concrete floor slabs, which is an A-rated solution in the BRE Green Guide.

Cundall Transportation provided a transport statement and travel plan for the submission of reserve matters for the development. At the request of the highway authority, a car parking management plan was provided, which outlined how the end users of the building would manage the demands of the site. Following the successful approval of the application, Cundall provided design input and advice for the off-site highway works that were required as part of the development.

Particular attention was paid to the sustainable urban drainage system (SUDS) design for this scheme. The site pavings' and hard standings are permeable. This, coupled with the rainwater harvesting system on the roof, allows the water to be used for flushing WCs. The pavings were designed to provide user-friendly access onto the site.
