Cundall was appointed to provide the building services design for Loxley House, an award-winning 23,000m² office and call centre complex.

The primary aim of the project was to incorporate flexibility between the office and call centre space while maintaining it as a marketable commodity. The creation of a campus, low running costs, sub-divisibility and a good exit strategy were also imperative to the design of the building.

The final cost of £32m was 20% below the benchmark set for the building. Cundall's idea of using flat screens (new technology at the time) throughout the building contributed significantly to this cost efficiency. This decision alone meant that savings could be made on the environmental strategy, because it meant a displacement air system was introduced, which in turn permitted taller ceilings and lower running costs.
