Blaydon Regeneration has completely revitalised the dated 1970’s shopping precinct, to become a new modern shopping environment, which has enhanced the shoppers’ experience.

This shopping precinct was constructed in the mid to late 1970s following the clearance of old terraced housing from the site. The centre itself had since become dated and poorly maintained and the majority of the units too small in size to attract modern retailers. The tenants before the regeneration were a mix of discount stores, charity shops and independent outlets together with a few national multiple stores including Heron Frozen Foods, Boots, Greggs, Lloyds Bank, Superdrug and the Co-operative.

The project consisted of a new Morrison’s Superstore and PFS, the re-provision of the youth club, health centre, and resource centre as well as the refurbishment of the existing shopping centre.

Blaydon Regeneration has overcome many challenges, not least the major infrastructure services diversions and the grouting of abandoned mine workings, but also the replacement of several existing facilities to different locations, whilst working on a live and operational site. 

The re-use of the original site has been a fundamental sustainability factor for this development. Throughout the whole development we designed the centres to include energy efficient lighting and mechanical and electrical services, we were also able to allow for natural ventilation in the medical centre. The shopping centre and resource centre achieved a BREEAM ‘Very Good’ Rating and the medical centre achieved a BREEAM ‘Excellent’ Rating.
