Located on the outskirts of Luton, Butterfield Park is a greenfield site. The Innovation Centre and Business Base were constructed on two adjacent plots and both adopt best environmental technical and sustainable solutions.
Environmental features include natural ventilation with exposed thermal mass and a night time ventilation strategy to moderate the internal temperature in summer. A large lake in the centre of the development provides a sustainable urban drainage system (SUDS), and it works to avoid any rainwater from the building having to enter the local authority drainage system. Hot water is generated by dedicated gas-fired generators with solar thermal panels. This allows the heating boilers to be turned off in the summer months, thus minimising energy consumption.
The individual accommodation units, to be let to tenants, were designed with flexibility in mind, so that the space can be made to accommodate a wide range of fit-out solutions subject to future needs.
The centre was awarded a BREEAM ‘Excellent’ certificate, demonstrating that it is possible to achieve high environmental standards on a low budget.
