Cundall was responsible for masterplanning of two new plot areas for building services (MEP), civil engineering and transportation disciplines within the Bahrain Bay Development, an ambitious masterplan that will redefine the Manama seafront.
The primary objective of the project was to provide a revised masterplan for two plots with a strong concept, focusing on the connections and links between the two areas, this included strategic reviews of existing load distributions and redesign of existing infrastructure to ensure the overall masterplan was not negatively impacted by the new proposals.
The revised masterplan needed to work inside the existing ground floor area, consider the traffic impact assessment (TIA) and stay within the planned utility allocations for the areas, while maintaining the existing street layout.
The existing sellable plots were divided into smaller plots with the look and feel of both areas being of a mixed-use urban district.
The Bahrain Bay masterplan is designed to propel growth in Bahrain and its capital, Manama. It is also intended to serve as a model for future development throughout the region. Created by the reclamation of three islands; the north island; south island and the Four Seasons central island. It includes three anchor developments; Arcapita Bank global headquarters; Raffles City and the Kingdom of Bahrain’s first Four Seasons hotel.
Cundall were appointed to carry out an assessment of the fire and life safety provisions as part of a phased refurbishment of the Al Kuwari office building, Doha, Qatar. The building has a basement and eight floor with a total area of 11,300 m².
Cundall is delighted to have won the Green Building of the Year award for the American University of Sharjah Campus Service Centre at the Emirates Green Building Awards 2015.
