This project involved the major reworking of the previous Great Portland Estates headquarters on Great Portland Street. The building provides B1 office space at first floor and above, along with retail showrooms at ground and lower ground levels. The building was an unloved 1960’s block, with awkward column locations and core positions, but a solid structure, not at the end of its useful life.
The team optimised the value of the building by rationalising the cores, filling in a light well, turning basement car parking into lettable space, modifying the column locations and the lifts. We also managed to squeeze in an extra floor, with packaged plant above. The building was a great success and let immediately to a media/advertising company, who took all the space above ground, and the reception area, and eventually took most of the space at ground level which was originally allocated to trade retail.
This project was a great example of how a complex office building could be rationalised into much more lettable space, and in doing so increased the value of the building significantly.
180 Great Portland Street has been successfully transformed into a desirable high quality office space, increasing the net area by 15%, with minimum loss of existing material and embodied energy.
New Street Square consists of four new office buildings of different heights and sizes, and a separate facilities management suite, along with a new public square surrounded by restaurants and cafes.

In early 2013, Derwent London entered into an option agreement with the freeholder and head leaseholder of the site, unlocking the development of approx. 240,000ft2 of commercial office space, in addition to a residential block, being developed in agreement with the head leaseholder.
