Cundall is providing NABERS Energy, Building Performance Services (BPS) and BCA Section J compliance consulting for the expansion and redevelopment of 570 Bourke Street. It will see the building expanded from 35,000m2 to 51,000m2 making it one of Melbourne’s top 10 office buildings by lettable area.
The new design aims to engage the existing 35,000m2 A-grade building through the addition of an 11-storey podium incorporating a totally renewed ground floor lobby, purpose built end of trip facilities and various retail spaces designed to activate the buildings four street frontages.
The mezzanine-level facilities will provide hotel-like facilities where 300 cyclists and runners can shower and prepare for the day ahead. The end-of-trip-facilities will be run like a concierge service, with towels and bike servicing available and aim to meet the needs of the growing trend for cycling to work in Melbourne.
In addition, expansive rooftops on level 12 will provide staff on those levels with opportunities to enjoy the outdoors at work. One of the highlights of the project is its light-filled glass atrium that cuts through all 10 levels to create a light and bright office space that encourages collaboration through its inter-connecting stairways.
The project is aiming to achieve a 4.5 star NABERS rating for the overall building based on the strong environmental performance of the new podium levels and building performance improvements to the existing high rise tower as well as central services infrastructure.
