480 Queen Street is a 32-level Premium Grade office development providing 55,000 square metres of office accommodation and 1,300m² retail amenity. Located in Brisbane’s ‘Golden Triangle’ with views to the river, Story Bridge and St John’s Cathedral, the building offers exceptional amenities including a vibrant food and beverage precinct in the lower levels, a nature based in-building park and a spectacular rooftop function / entertainment facility, including commercial kitchen and external timber decktree grove. The 6 Star Green Star building is home to a number of Australia’s leading financial, legal, accounting and resources firms.

Awarded the maximum ten innovation points during its Green Star assessment the building goes beyond energy efficiency to having a positive impact on the tenants and the wider community. Initiatives include;

  • Australia’s first elevated public park within an office building.
  • Life cycle analysis undertaken to ensure total impacts of construction embodied and operational resource uses were accounted for.
  • Joinery, paints, sealants, adhesives and flooring meet low VOC and low-formaldehyde criteria to avoid both off-gassing and contamination of indoor air.
  • End-of-trip facilities with 600 bike spaces, 500 lockers and 45 showers serving both cyclists and those who choose to exercise around their work day.
  • A climate adaptation and resilience plan developed to assist the building and services infrastructure to withstand extreme climate events, recover more quickly from disasters and be durable into the future.
  • Green Star – Office Design (version 3) – 6-Stars.
  • Green Star – Office As-Built (version 3) – 6-Stars.
  • National Australian Building Environmental Rating Scheme (NABERS) Energy rating (Base Building) – 5-Stars.

Cundall provided key strategic and ongoing sustainable design advice to help achieve the remarkable built form outcome that includes a ‘6 Star’ Green Star Office rating and a ‘5 Star’ NABERS Energy Base building rating. These services included the coordination of a number of disciplines to achieve the maximum of ten innovation credits under both the Design and As Built credit criteria of Green Star, one of the very few Australian projects to have achieved this distinction. Some of the innovations included; adaptation & resilience planning, life cycle analysis, integrating healthy environments, contractor education and marketing excellence and intelligence.
