The 5-storey building called for a sensitive but comprehensive refurbishment and remodelling of a 1970’s office building; to address severe environmental challenges and provide Grade A office accommodation suitable for single or multiple letting configurations.

Located in the heart of the Clerkenwell Conservation Area this 1970’s building suffered from poor maintenance and obsolete servicing systems. The building did not comply with current standards.

A chilled beam system comprising, both active and passive elements, had been installed as part of a 1990’s refurbishment. Analysis and modelling demonstrated that the system could not perform to expected design levels, having been incorrectly installed (no return air path was incorporated into the design) and insufficient beams had been installed to cope with loadings.

  • The design solution sought to address the various failings head on, in a holistic and sustainable manner:
  • The cladding failures and problems with solar gain were tackled by the installation of a new insulated cladding system which mimicked the original panelling but integrated a new purpose made external shading system.
  • The connectivity and day lighting issues experienced on the lower floors were addressed by the design of a new entrance pavilion and atrium arrangement, incorporating a helical feature stair to encourage staff movement.
  • The chilled beam cooling system was remodelled and extended to function within acceptable design parameters; greatly assisted by the reduction in heat gains resulting from the enhanced insulation and external shading.

Latham & Watkins Fit-out

Latham & Watkins occupy 12 floors within the 24 storey tower at 99 Bishopsgate. The expansion of the business resulted in a number of new floors being occupied by Latham & Watkins with the phase 1 works covering the fit-out of five floors.

Brunel Building

Cundall started working with Derwent London at Brunel Building from 2004, in its earliest guise. In early 2013, Derwent London entered into an option agreement with the freeholder and head leaseholder of the site, unlocking the development of approx. 240,000ft2 of commercial office space, in addition to a residential block, being developed in agreement with the head leaseholder.
