201 Deansgate is a prominent and key commercial property in the heart of Manchester. The building was complete in the late 1990’s to a very high standard with the five storey atria including a uniquely local glass and sandstone composition and form.

Cundall have produced a full design scheme to fit out the third and fifth floors for release on the speculative office market. The fit out of the two office floors generally comprise new four-pipe fan coils and lighting with retained central plant services. Central chillers have been replaced as part of the scheme, along with a new BMS system for the whole building.

The main core toilets and reception area have been refurbished under a Phase two operation, to give the public  facing areas a much needed lift to achieve a more contemporary feel. The lift cars have also been upgraded to meet the latest DDA standards.

The revised lighting scheme for the reception and lift lobbies, open to the main reception atrium space was a key issue for the client. The original lighting design was very simple and ineffective in describing the form of the space and in bringing life to the space in the evening.  Spotlights punched their way down from high level gantries to wash the reception design whilst downlighters positioned on the bulkhead of each floor only served to allow you to look up at the type of lamp used.

The new lighting design modernises the atria space.  Continuous row linear lighting is placed in line with the floor levels and joint lines to accentuate the form of the space and provide softer general lighting to the atria. Low level floor washlight discreetly highlight the steps and ramps within the space, whilst feature LED lighting picks out the selected colours for each lift lobby area.
