The major reworking of 13,940m² of prime office development in London's West End, including new lifts and mechanical and electrical systems to Cat 'A' standard.
180 Great Portland Street was successfully transformed into a desirable high quality office space, increasing the net area by 15% with minimum loss of existing material and embodied energy.
The development brief was to maximise lettable space, whilst minimising material and construction costs. The project had particular challenges with restricted headroom, structural and facade limitations. Sustainability played an important role in the brief, with the specification of the building services having to allow for future flexibility whilst offering potential energy savings. By adopting the Under Floor approach, this ensured that the offices were able to provide optimum comfort cooling and maximum versatility for speculative tenants.
The flexible under floor HVAC solution allowed a minimum floor plenum of 200mm maximising the floor to ceiling height and post refurbishment, the work space enabled a 35% increase in total occupancy.
This award-winning refurbishment project is truly sustainable and offers a lesson in revitalising old building stock and bringing it in line with current needs. A BREEAM ‘Very Good’ rating was achieved.
The British Medical Association (BMA) commissioned Cundall as part of a multi-disciplinary project team to design and manage the refurbishment of the grade II listed Lutyens designed building of BMA House in Tavistock Square.
