Formerly known as BHP House, 140W is a prominent 43-level commercial office building in the Melbourne CBD originally completed circa 1972. Cundall provided their Building Performance Services (BPS) working closely owner Rest Industry Super, building manager JLL and other consultants/contractors to significantly improve the performance of the building.

The overall results achieved for this asset is significant and impact of which could be quantified as follows:

  • Over 3000 tonnes of CO2-e abated (2,306,000 kWh saving per annum)
    • Equates to removing approximately 1065 medium sized vehicles per year (based on 10,000 kms travelled per vehicle per annum) – carbonneutral.com.au
    • To offset this amount with solar power generation (per annum), roof area of approximately 16,000 sq.m is required. This area equates to approximately 2 soccer fields filled with PV panels.
    • Equates to 1 person taking approximately 4,100 return flights between Melbourne and Sydney – climatefriendly.com
    • Equates to removing 3 average performing (3.0 Stars NABERS) 6,000 sq.m NLA commercial office buildings from Melbourne CBD
    • Equates to removing 1 average performing (2.5 Stars NABERS) 20,000 sq.m NLA commercial office building from the Melbourne CBD
  • 90% reduction in space condition / air conditioning related complaints
  • Energy cost saving in excess of $270,000 per annum
  • Simple payback calculated to under 3 years based on capital expenditure of (approximately) $800,000 NABERS Base Building (Calculated) Rating at 3.72 Stars (3.5 Stars official rating) from 2.0 Star
