KS1, an office tower in Perth’s Kings Square master-planned precinct, has gained a 5 Star Green Star – Office Design v3 rating, the first project in the precinct to achieve sustainability certification. It is also the first office building in Australia to incorporate Green Star’s new life cycle assessment points.

All of developer Leighton Properties’ four towers in Kings Square are targeting 5 Star Green Star and five star NABERS ratings. KS1 is also on track to get one of the first Green Star – As Built v3 ratings in Western Australia, and is the first office in Australia to achieve the Material Lifecycles Impact credit for a life cycle assessment.

“With the delivery of four towers simultaneously we are delivering what will be Perth’s largest Green Star-rated commercial precinct,” Leighton Properties project director Bradley Norris said.

“The KS1 certification is the first milestone in creating what will become a world class, environmentally sustainable precinct in the heart of Perth’s CBD.”

Mr Norris said the Kings Square precinct was paving the way for future sustainable developments in WA, and that Kings Square would bolster Perth’s green credentials.

“Kings Square has been designed to meet the changing needs of the office environment,” he said. “Each commercial tower has been built to facilitate worker health, performance and collaboration within the organisation. This includes maximising natural light and external views, with areas for use as alternative meeting spaces that take advantage of rooftop terraces, garden views and green spaces.”

Each of the towers also features energy efficient systems, local materials and efficient destination-controlled lifts.

LCA a given

Cundall has been employed to ensure the buildings reach their sustainability targets, and said that life cycle assessment was a given.

“LCA was a logical inclusion for all of the projects and has made it easy to get a full understanding of the environmental performance of the design,” Cundall senior consultant Oliver Grimaldi said.

eTool business development director Alex Bruce, whose software was used to perform the analysis, said using LCA in all four of the Kings Square towers showed that it was becoming standard for good design practice.

Due for completion in mid-2015, Leighton’s four office towers will provide 60,098 square metres of A-grade commercial space and 2800 sq of retail. KS1 is the largest of the towers with more than 23,000 sq m of retail and commercial office space.

KS1, KS2 and KS3 were acquired by DEXUS Property Group and DEXUS Wholesale Property Fund on a fund-through basis in May 2013.

Construction is currently underway by builders John Holland, Broad Construction and Probuild.
